The project consists of two mixed-use buildings, an active landscaped courtyard and street improvements on 1.89 acres at Pacific Hwy. S. and S. 236th St. It will be phased into 2 distinct phases and is expected to cost a total of $54.5M including land, construction, contingencies and all soft costs.

Phase 1 - Mixed-Use College Housing
(International Student Housing for Highline College)
Phase 1 will be a partnership between Highline Place, LLC (developer), Highline College (office tenant) the Highline College Foundation (housing tenant). There will be 160-bed college housing units on 4 floors totaling about 56,000 sq ft of rentable area and it will be dedicated to the Highline College International Student Housing program. Each suite will house 4 private bedrooms, a small living area and kitchenette.
Additional amenities include; a small common area on each floor, common laundry facilities, bike storage and a roof-top barbeque and community room. Approx. 14,500 sq ft of office space will also be leased by Highline College.
Site work includes partial courtyard, some landscaping, half-street improvements at S. 236th, utility connections, storm-water detention vault, on-grade parking and pedestrian access at Highline College. For parking, there will be at least one level of structured parking on 15,400 sq ft with approx. 40 stalls as well as approx. 29 stall on-grade.
Schedule: Targeting occupancy of Phase 1 between Dec. 2016 - February 2017.

Phase 2 - Market-Rate Mixed-Use Housing
Phase 2 is planned to be partially funded by the EB-5 foreign immigrant investor program and will consist of the larger L-shaped building which will house approx 280 market-rate apartment units on 5 floors totalling about 229,000 sf. Views to most directions from floors above the 2nd level will be spectacular!
Additional amenities include; common game room, lounge, fitness center, bike storage and a roof-top barbeque and community room with spectacular 360 degree views. Approx. 6,000 sf of space will be set aside for street level retail, as well.
Site work includes a usable hardscaped and landscaped courtyard, kids play area, final street improvements and final utility tie-ins. For parking there will be 2 levels of structured parking on 89,000 sf with approx. 295 stalls.
Schedule: Targeting occupancy of Phase 2 late 2017 or early 2018.
Phase 2 Anticipated Construction Cost: $35M
Highline Place LLC/the project is wholly-owned/invested by Eastern Link Real Estate Fund I, which is managed/operated by Eastern Link Capital Management LLC.
Four Points by Sheraton Hotel
22406 Pacific Highway
This hotel project is now in the final phase of construction. The windows and building's cladding system has most of the large sections already complete. Interior work on the insulation, sheetrock, and the electrical, mechanical and plumbing systems is progressing along well. The third, fourth and fifth floor is almost entirely complete. A tenant improvement for the restaurant that will provide food for the hotel has been submitted for review. The parking lot to the South that serves this building is in for permit review.
Des Moines Creek Business Park
2341 208th Street
The new development undertaken by Panattoni Development Company, located in the Des Moines Creek Business Park has begun. For the Building Division, Phase I of the development begins with three warehouse type buildings. Building 1-A is a 146,425 square foot structure valued at $8.7 million; Building 1-B is a 144,375 square foot structure valued at $8.1 million; and Building 1-C is a 233,400 square foot structure valued at $13 million. This set of buildings will each be constructed on their own parcel of land. The permits for these building were picked up mid-May and the project is moving ahead at full speed. The current focus is on Building 1-B, as it appears that a tenant has been signed for that building. The Tenant Improvement (TI) plans have not yet been submitted for review.
SeaMar Medical Office Building & Family Housing Project
24215 Pacific Hwy S
This large scale multi-building project was approved for construction in September of 2013. The Medical Office Building (MOB) will be a 16,340 square foot steel and concrete building. The MOB's exterior envelope is well underway. The interior framing installation is also well underway. The Medical Office Building should take another four-to-five months to complete. The Family Housing Building is a 43,064 square foot wood framed structure. The multi-unit housing building received a Conditional Temporary Occupancy approval on Friday, May 29.
